What is the MCD Property Tax in Delhi?

Property tax, also known as house tax, is levied on apartments, vacant land, and other real estate within the jurisdiction. Every property owner in Delhi must pay property tax to the MCD within the specified timeframe. 

Municipal bodies use this tax for the following public amenities:

  • Maintenance and construction of infrastructure (hospitals, schools, roads, bridges)
  • Urban planning and development (public streets, waste management, communication networks)
    Timely property tax payments help you avoid penalties and legal troubles.

Who Should Pay Property Tax in Delhi?

Here is the list of people who are required to pay the house tax:

  • Commercial real estate holders (office space, multiplexes)
  • Residential holder (apartment, independent flat)
  • Institutional property owners (buildings, stadiums, hospitals, etc.)
  • Landlords
    *Note: Unoccupied and under-construction properties are also taxed.

How is Property Tax Calculated in Delhi?

The MCD employs the Unit Area System (UAS) calculation method to assess property taxes within the jurisdiction. This method is used based on the location of the property, type of occupancy, building structure, and usage.

The formula for MCD property tax calculation in Delhi is given below:

Property Tax = Tax Rate x Yearly Value

Calculation of Yearly Value = Age Factor x Occupancy Factor x Built-up Area x Structure Factor x Unit Area Value

Factor Impact
Occupancy Factor  Properties on rent are subject to a higher tax rate. Owner-occupied properties attract lower tax.
Age Factor Older properties attract lower property taxes. This is because depreciation reduces the value.
Built-up Area The complete built-up area of your property.
Unit Area Value Per square metre valuation of a real estate's location.
Structure Factor Kutcha construction vs. RCC (pucca) buildings.


MCD publishes the annual tax rate based on a property's location, divided between A (posh areas) and H (economically weaker areas)

How to Pay MCD Property Tax Online?

You can follow the steps below to pay the MCD property tax in Delhi:

  • Step 1: Visit the MCD website for Property Tax
    Go to the 'Citizen Login' section and enter your registered mobile number.
  • Step 2: OTP authorisation
    Then, click 'Generate OTP' and enter the one-time password received on your registered mobile number.
  • Step 3: Check the details of your real estate
    Verify the property details displayed on your screen.
  • Step 4: Select the Financial Year
    Click the 'Actions' button and select 'Pay Tax' and your assessment year.
  • Step 5: Make the required changes
    When you click the 'Submit' button, a dialogue box will pop up asking you if you would like to make any changes to the information displayed. Pick the right option for the same.
  • Step 6: House tax details
    You will be redirected to the 'Tax Calculator' page. Go through all the details carefully and click on 'Download PDF'.
  • Step 7: Pay the Property Tax 
    Click the 'Pay Tax' option and pay using your preferred mode of payment.

What to Do Next?

Now that you have made your timely house tax payment, do not forget to save the proof for the same. Save a digital copy of its receipt that can later be used for:

  • Approval for a home loan
  • Sale of your property
  • Transfer of ownership
  • Tax deductions

When is the Due Date to Pay Delhi Property Tax?

The property tax payment deadline in Delhi is June 30. At the same time, the date is subject to change according to orders from the MCD. The civic body sometimes also offers discounts and rebates for early tax payments.

Penalties for Late Payment

MCD levies a 1% interest per month on defaulted property tax payments. The fines and legal actions can be severe for payments delayed for an extended period.
