What is KMC Property Tax?

KMC property tax is the tax applied to real estate holders across Kolkata. KMC property taxes are levied on all properties: residential, commercial, and vacant lands. KMC collects property tax from over 6 lakh property taxpayers in Kolkata city; therefore, the revenue from property tax is significant. The revenue from property tax in Kolkata is mainly used by the Kolkata Municipal Corporation (KMC) for civic infrastructure development purposes in the city, including:

  • Building and maintaining parks.
  • City beautification projects.
  • Road maintenance, including minor repairs and filling potholes.
  • City infrastructure maintenance, including street lights, etc.

Who Should Pay Property Tax in Kolkata?

All real estate owners in Kolkata need to pay their property tax annually. Here's a detailed list of property types that fall under the tax jurisdiction of the Kolkata Municipal Corporation (KMC):

  • Open, vacant plots.
  • Government buildings.
  • Residential properties - self-occupied or leased.
  • Office buildings.
  • Commercial establishments and factories.

How is Property Tax Calculated in Kolkata?

In Kolkata, property taxes are calculated using the Unit Area Assessment (UAA). This tax calculation system was introduced in March 2017. Here's a brief explanation of how the UAA system works:

  • Kolkata city is divided into 293 blocks. These blocks are further subdivided into seven blocks (A to G). This division is based on factors like infrastructure, amenities, market value, etc.
  • Each category has an annual per sq ft value, which is called Base Unit Area Value (BUAV).
  • Properties are ranked into categories from A to G according to their BUAV (Base Unit Area Value). Where category A has the highest BUAV and G is the lowest, such as slum areas, etc.
  • Refugee Rehabilitation colonies and properties falling under the Government's EWS and BSUP schemes are classified as E.

Base Unit Area Calculation Depending on the per sq. foot value of the property, it is placed in different categories, A (highest) to G (lowest).

Howrah Bridge Tax Howrah Bridge tax is levied at 0.25% to 0.5% of the gross tax, depending on the property's location. However, it is not levied on some wards.

How to Pay Kolkata Property Tax Online?

Kolkata property holders can follow the steps below to pay their property tax online:

  1. Visit the Kolkata Municipal Corporation's official portal.
  2. Then, click 'Property Tax Quick Pay' on the homepage.
  3. Provide 'Assesse Number' in the blank. Click 'Search'.
  4. Your outstanding property taxes due with the KMC will be displayed.
  5. Complete the online payment process.
  6. You will receive your Kolkata property tax payment e-receipt in your email.

What to Do Next?

After paying your Kolkata property tax and receiving your e-receipt, save a copy for reference. You need to provide a copy of your Kolkata property tax e-receipt for the following purposes:

  • Proof of payment of property tax.
  • Ensures that the property owner is compliant with KMC's regulations.

When is the Due Date to Pay the Kolkata Property Tax?

The Kolkata property tax under the UAA system is paid quarterly. Additionally, if the dues for the 2nd, 3rd, and 4th quarters are paid in advance within the first quarter's due date, taxpayers get an extra 5% rebate.

Penalties for Late Payment

If you do not pay your Kolkata property tax within the presentation quarter, then you will have to pay a one-time penalty of up to 15% of the outstanding tax amount imposed by the Kolkata Municipal Corporation.   • Disconnection of the water supply line - Section 275(1) (aa).
  • Attachment of the tenant's rent - Section 225.
  • Sale & Attachment of immovable property - Section 221(A) and Section 221 (B).
