What is Property Tax?

Property tax is an annual tax levied on property owners. In Nagpur, property tax is calculated under the Unit Area System (UAS). Every property holder is required to pay the Nagpur property tax to the NMC.

NMC uses the revenue generated through property taxes for various purposes, such as:

  • Maintenance of public parks and schools.
  • Road repairs.
  • Improving the city's infrastructure - street lights, sanitation, etc.

Who Should Pay Property Tax in Nagpur?

Every real estate owner holding properties in Nagpur city is liable to pay the property tax that the NMC levies. All properties under the NMC's jurisdiction, including self-occupied or leased residential properties, commercial properties, and vacant lands, are subject to property tax.

How is Property Tax Calculated in Nagpur?

In Nagpur, the NMC employs the Unit Area System to assess house tax. The property tax is calculated based on the unit rate of the constructed area of the property under this approach. The tax levied also factors in the expected returns on the property.

There are various factors that NMC considers when calculating property tax in Nagpur. They are as follows:

  • Location of property.
  • Built-up area or carpet area of the property.
  • Property type - Vacant land/Residential/Industrial/Mixed/Miscellaneous.
  • Construction type - Patra Shed/RCC construction or simple construction.
  • Age of property.

  • During the property sale.
  • Faster claim processing on your home insurance policy.
  • To submit as proof of ownership while applying for loans on the property

When is the Due Date to Pay the Nagpur Property Tax?

The due date to pay the Nagpur property tax is June 30. NMC has launched a rebate scheme in 2025 in a bid to attract prompt payments from Nagpur property owners. Under this scheme, taxpayers who paid their property tax online before June 30 were eligible to receive a 15% discount. Property owners who paid their tax offline received a 10% discount.

Nagpur property owners who make a full tax payment online before December 31 can enjoy a 10% discount, while those paying offline can avail a 5% discount on their property tax.

Penalties for Late Payment

Nagpur property owners who do not pay their property tax within the due date can be subject to penalties by the Nagpur Municipal Corporation. Typical penalties that are levied for late payment or non-payment of property tax in Nagpur include:

  • 2% monthly penalty on the property tax amount due.
  • Property seizure notices.
  • Recovery charges.

Why is Paying Property Tax Important for Your Home Insurance?

Real estate owners must pay their property taxes in Nagpur promptly. Property tax payments affect home insurance claims, loan processing, etc. Here are a few reasons why it is essential to pay your Nagpur property tax:

Reason Explanation
Proof of ownership Your property tax receipt can be used as proof of ownership in the event of a property dispute.
Faster approval of home loans Applicants with outstanding property tax dues may get approved for higher home loan amounts.
