What is the NDMC Property Tax in New Delhi?

As its name suggests, the NDMC property tax is a tax on properties in the jurisdiction of New Delhi. This tax collection is one of the most considerable revenue sources for civic bodies.

These are the activities funded through property tax collection:

  • Educational institutions (schools, universities)
  • Public transportation facilities (buses, trains, metros)
  • Infrastructure and management (roads, bridges, street lighting)

How is Property Tax Calculated in New Delhi?

The calculation method used to determine the NDMC property tax in New Delhi is the Unit Area System. This system is used to calculate the annual value of the property, which is then used to determine the final tax amount. The formula for the same is:

Property tax = Annual value of the property x tax rate

Where, 

  • Annual Value is the sum for which the property can reasonably be let out from one year to another. The formula for determining annual value is as follows:
    Annual Value = Unit Area of property × Unit Area Value × Age Factor × Structure Factor × Usage Factor × Occupancy Factor
    • Tax Rate is the interest rate levied on the property in a specific jurisdiction. The locations and properties have been divided into eight groups, from A-H. The more premium a property, the higher the tax levied.

      Occupancy Type Leased real estate attracts a higher property tax than owner-occupied properties.
      Age of Property Because of a low depreciation rate, newer properties attract a higher tax rate.

      Plinth Area The more the plinth area of a property, the higher the amount of property tax levied.
      Area / Zone Posh localities attract more property tax.

How to Pay NDMC Property Tax Online?

  • Step 1: Go to the NDMC official portal
    Go to the NDMC website. Under 'Online Services,' select the 'Property Tax' link. Click on the 'PTR/Pay Property Tax Bill' link.
  • Step 2: Enter the credentials to log in
    On the next page, enter your username (property ID), password (DCR No.) and captcha.
  • Step 3: Acknowledge property details
    Your property details will be shown on the next screen. Please confirm the details and proceed with processing the payment.
  • Step 4: Pay NDMC property tax
    Select your preferred option and complete payment.

You must save the digital copy of the property tax payment receipt on your device. This copy will be required for the following purposes:

When is the Due Date to Pay NDMC Property Tax in New Delhi?

Usually, the due date to make the property tax payment is June 30th. However, notifications related to extensions or any change in the decided date are published on the official portal. Generally, rebates and discounts are offered for early payments.

Penalties for Late Payment

If you fail to pay your taxes on time, then the NDMC Chairman reserves the right to charge you a penalty of 20% of the outstanding amount. Additionally, you will be required to pay any notice fee that was applied to send you the notice.
