What is the PMC Property Tax?

Pune Municipal Corporation, also known as PMC, is the city's governing authority that levies property tax (millage tax) on all types of properties under the jurisdiction of Pune. Property owners have to pay house tax if they own a house, apartment, vacant land, or commercial property within Pune city limits.

For Pune Municipal Corporation, the millage tax is one of its primary revenue sources. This tax revenue is mainly used to improve Pune's essential utilities, such as:

  • Building or repairing roads.
  • Establishing/maintaining hospitals and parks.
  • Improving public transport facilities.
  • Maintaining or repairing the city's infrastructure, including street lights and the drainage system.

Who Should Pay Property Tax in Pune?

All individuals or institutions that own land or buildings within Pune city limits must pay millage tax to the municipal corporation. Some types of properties that can be taxed are:

  • Residential homes and flats - self-occupied or leased out.
  • Office buildings, factories, and godowns.
  • Open, vacant plots.
  • Commercial buildings and shops.

How to Calculate Property Tax in Pune?

More than 14.85 lakh properties are registered under the PMC's millage tax database. PMC assesses the property's total carpet area and uses a capital-based value system to calculate property taxes in the city.

The online property tax calculator on the PMC website can be used to calculate property tax. Some factors that influence the millage tax are:

Factors Impact
Property Size Properties with a larger carpet area are charged higher.
Location Properties located in prime areas or commercial zones are taxed at a higher rate.
Usage Residential properties are levied lower property taxes than commercial properties.
Building Type Property taxes levied on apartments, independent homes and commercial buildings vary.
Amenities Properties with extra amenities like swimming pools and gardens are levied a higher tax rate.

How to Pay Pune Property Tax Online?

Whether you own a residential flat, shop, commercial building, or vacant plot in Pune, you have to pay a property tax. Follow the steps listed below to pay the millage tax online:

  • Visit the PMC property tax website in your browser.
  • Select 'Pay Online'.
  • After entering details like Section ID, Property Type, Account Number, and Peth ID, click 'Submit'
  • You will see the property owner's details and the tax due amount.
  • Enter details such as the applicant's mobile number and email ID.
  • Select a payment mode and click 'Pay Online' to complete your Pune millage tax payment via netbanking, UPI, or debit/credit card.
  • After payment is done, the applicant will receive your tax receipt.

What to Do Next?

After receiving your Pune property tax receipt, take a printout or save a digital copy for reference. Your property tax receipt is essential for the following reasons:

  • Sale of property.
  • To avail loans against the property.
  • For filing home insurance claims.

When is the Due Date to Pay Pune Property Tax?

The due date to pay Pune property tax is usually May 31 of every year. PMC offers 5% to 10% discount for property owners who pay PMC property taxes before the due date. This year, PMC extended an additional month for Pune property holders to pay their taxes, due to a delay in bill distribution. Due to technical faults, the government can extend the due date to pay taxes.

Penalties for Late Payment

A 2% penalty is levied monthly on property holders who fail to pay their Pune millage tax by the due date.

Why is Property Tax Payment Important for Your Home Insurance?

Property tax payment is important as it is an essential requirement for property transactions, including the sale of a property or buying home insurance.

Reason Explanation
Legal Proof A property tax receipt can help establish ownership if there is a property dispute.
Home Loan Approval Timely payment of property tax will have a positive effect on your credit score and increase the chance of getting a larger loan amount.
Claim Approval Property tax arrears may cause delay or rejection of home insurance claims.

*Pro Tip: Pay your Pune PMC property taxes before buying/renewing your home insurance. This is vital for faster claim approval.
